These are the three major myths of buying new construction, there may be others and we would love to hear back any that you have encountered.
- I don’t need an inspection. Reality is the homes are built by humans and we all make mistakes. The inspection keeps everyone honest. While your imagining which way your bed is going to face. The inspector will make sure that no matter where you would like it, your outlets are operational and there is no lurking imperfections. So you can rest easy knowing that you took all the precautions to ensure your home is there to last.
- I want to be able to just move in with no other costs. Although new homes often give you the satisfaction that there is no problems around the corner. There are other costs to consider. Many new construction homes do not come with all the appliances, you are often left to purchase the fridge on your own. Frequently new homes will not come with any window coverings, so be sure to measure and order the window coverings before moving in or you might be changing in the dark for a bit.
- It’s new construction I don’t need an agent. This is often the largest purchase of your life, having an agent act as your fiduciary is critical. With that being said I will ask a simple question: How can an agent acting as the fiduciary for a new construction company have your fiduciary best interest and furthermore, why would the prioritize one transaction with a new home buyer over the multiple that they are doing with the builder? The quick answer is I don’t think it is possible they will be more concerned with not creating an issue with their current client the builder than whether they can deliver the highest level of service to you.
